We provide comprehensive Building Surveys for a variety of purposes across all sectors, whether for individuals, SME’s or corporate companies. As members of the Royal Institution of Chartered Surveyors, Bradley-Mason LLP services include Building Surveys, Acquisition Surveys and Due Diligence advice for clients who are acquiring property for owner occupation, investment or leasehold purposes.

Specific advice can be provided on an individual Building Defect as part of our Building Pathology Service and if a claim proceeds to Court, we can provide Expert Witness Advice. We work with our clients to develop reporting styles to suit their business requirements and ensure the right level of detail is presented in an appropriate manner to suit business objectives. With over 30 years of experience our Chartered Building Surveyors advise on a wide range of building types and specific defects on buildings ranging from historic Listed buildings to multi-storey offices, complex factories, office blocks and retail premises.
THE COMBINED APPROACH
For clients acquiring or disposing of Leasehold premises we can combine a Building Survey with a Schedule of Condition and draw upon our Dilapidations experience to ensure you do not incur an onerous liability when signing a Lease. We can negotiate the findings of our Surveys with Landlords of Vendors to ensure our client’s costs are covered and any problems are resolved prior to acquisition. We also undertake vendor’s surveys to highlight any issues which may affect the sale of premises.
In conjunction with our general Building Surveys we provide a variety of specialist services including Party Wall advice, preparation of Condition Surveys to identify current condition and works required to existing buildings and develop these into Planned Maintenance Programmes and Planned Preventative Maintenance Plans.
Our specialist Asbestos Consulting team can also undertake Asbestos Surveys and advise on asbestos removal and by incorporating this advice with our Building Surveys our clients receive added value in the services offered. Our Building Consultancy Services are also combined with other specialist skills to deliver a wider scope of services, in particular for our multi-site roll out programmes where we advise clients from initial acquisition of the site, negotiation of the Lease with a Landlord through to the design and management of the fitout and advice during occupation.

Where there is an urgent need for swift action one of our team can attend within a few hours. This is often essential following a flood or fire damage and we are advising on the Insurance Reinstatement Works needed, and negotiating on our client’s behalf financial settlement with their insurers. Our standard turnaround is to inspect site within 5 days of instruction, to provide initial feedback within 24 hours and submit our Report within a further 5 working days.

We find it very important to fully understand our client’s requirements and this assists in undertaking our role as efficiently as possible including the arrangement of access and notification to current occupants, arranging any necessary sub-consultants, any specialist investigations such as drainage surveys or roof access and in obtaining all relevant information. It is important to ensure we have as much background information on the property as possible before inspecting including Title Plans, Leases, Licences to Alter, previous Surveys, Asbestos Surveys etc to ensure we can fully review how a building has been occupied and managed and what risks it potentially poses to our clients.
If required we can then assist in the negotiation of our findings to ensure future liabilities in the demise, and our clients obtain best value out of any current deals, in particular freehold purchases for owner occupation or investment purposes or Landlord contributions towards any fit out work for Leasehold properties. We regularly liaise with Solicitors and letting agents to renegotiate a deal to ensure our clients’ interests are maximised.
