NATIONAL INSTRUCTIONS
We have undertaken a variety of national instructions for clients looking to either expand or rationalise their portfolios and examples include:
Speedy Hire Plc – We were instrumental in establishing a new superstore concept which combined all specialist brands into a single site in each regional location. We designed a new concept including a Design Bible for each store and a detailed procurement process for implementing new sites. As part of this we also dealt with the disposal of the original sites including agreement of Dilapidations with Landlords.
Toolstation – As part of the role-out process we have undertaken all stages of Building Services, Due Diligence, Design and Project Management of Toolstation’s portfolio, which was around 15 sites at the time of our instruction and is now over 200.
F1 Autocentres – We have been instrumental in the recent expansion of their Autocentre programme including a review of their design to establish a value for money corporate design concept which was re-tendered and implemented to reduce contract periods, ensure reduced lag from acquisition to trading; all of which lead to an increased efficiency in new sites.
Ainscough Cranes – We were instructed to survey their whole portfolio of crane hire depots as part of a vendor’s survey programme. We assessed the condition of the existing sites in terms of building condition, Dilapidations liability and compliance to provide an overall assessment of works required and financial liability of each site and this was used as a basis of a company sale.
2012 Olympics – We were appointed by two separate consortiums of hire companies and trade counter operators to cover the whole of the temporary facility during the construction of The Olympics. This required specialist Logistics Management on top of normal Design and Project Management to deal with the significant restraints imposed by working on the Olympic site and both sites were delivered on time and in budget.
LANDLORD’S AND INVESTORS
In addition to our specialism in rolling out operational sites for corporate occupiers, we also act for a number of Landlord’s and Investors. We can advise on potential purchase and redevelopment of sites, in particular where an older industrial site may be difficult to let and an alternative would be to sub-divide to create individual trade counter units. We can offer Planning, Construction and cost advice to quickly establish the feasibility of the scheme, in particular if you are looking to submit a bid for the purchase of a site.
We acted for the Landlord of a B & Q Superstore in Stoke on Trent which was sub-divided to create a terrace of four Trade Counter units. Our involvement included negotiation of Dilapidations with the outgoing Tenant and the retention of one existing sub-tenant within the sub-divided scheme. The project was fully let before practical completion a lead to a substantially improved investment for our client.
We act for a number of private clients who purchased a variety of industrial and trade counter sites for their investment portfolios. We were able to swiftly and confidentially on the purchase of either individual units or large industrial estates to assess the condition of the property, the liability of existing Tenants and the residual liability on the Landlord to achieve re-letting of the unit.
