Both our Building Consultancy and Project Management Team have a detailed knowledge of the Healthcare sector, including the legislative controls involved in care homes together with the requirements of private hospitals and public facilities. We have acted for a variety of private companies, ranging from dental practices through to private hospital groups and healthcare companies providing services which range from the acquisition of portfolios, defect diagnosis and implementation of specific repairs and the implementation of repair and refurbishment projects.
PORTFOLIO ACQUISITIONS
We have acted for a variety of corporate clients, we have undertaken Building Surveys and been involved in the detailed technical due diligence process for acquisitions ranging from individual sites to multi-site company portfolios.
Southern Cross – Historically we acted for Southern Cross in the acquisition of numerous sites throughout the UK. Prior to their unfortunate demise we provided a swift and responsive service which combined investment acquisition and advise on freehold sites combined with immediate sale and leasebacks of the investments. This included the preparation of detailed Schedules of Condition to attach to the new lease agreements.
Nuffield Health – We act for Nuffield Health and an aside to the health clubs we are involved with we also provide advice on a number of their hospitals. We previously re-roofed their hospital in Derby and by fully understanding the construction of the building and the course of their problems we have their potential construction budget which allowed money to be spent on facilities as well as the building fabric.
Barchester – We have acted for Barchester on a variety of projects including the acquisition and disposal of sites together with sites where they act as Landlord.
Portman Healthcare – We are currently in the process of a multi-site acquisition of dentist practices throughout the UK and Ireland and our role includes the survey, acquisition advice and preparation of a Schedule of Condition on individual premises.
Anchor Trust – We were appointed by the Anchor Trust to advise on portfolio acquisition of sites throughout the South East of England and following the initial advice the findings were incorporated into the purchase deal and we provided further following advice across their portfolio.
Virgin Health – We have acted for Virgin Health on a variety of issues, including early advice on potential site exits, which led to swift and efficient dilapidation settlements and also advice on specific building defects.
BUILDING PROJECTS
We can provide Design and Project Management Services in respect of the implementation of any individual repairs or small projects through to project management of substantial refurbishment schemes throughout the UK.
In addition to the re-roofing Derby Hospital as above, we have been involved in the refurbishment of numerous Nuffield Healthcare Sites throughout the UK, in particular where consultancy rooms and treatment facilities have been incorporated into Health Clubs to provide a combined facility which integrates the health clubs and hospital sides of the business.
Following the unfortunate floods which affected Tadcaster at the end of 2015, we were instructed by Tadcaster Medical Practice to act on their behalf in the initial clean up of damage to the premises. We then negotiated the full reinstatement of the premises with their insurers which led to the Design and Project Management of the refurbishment. Our involvement ensured that our client could focus on their core business and ensure they returned to full trade within the shortest period and all our costs were met by their insurers.
